INITIAL CONTACT AND FIRST MEETING

We will gather information from you in order to identify your ideal property and purpose for acquisition. By considering your current and future lifestyle, current property, work commitments, location of family and friends, area preferences and dislikes, we can initiate a bespoke search which can always be modified should your circumstances change.

THE SEARCH PROCESS

This is where the main part of our job begins, as we will review the entire property market in accordance with your requirements. Within a specified period, depending on the timetable you set us, we will preview as many properties as necessary prior to compiling a shortlist of 3-4 currently available properties which best correspond to your requirements simultaneously detailing the advantages and disadvantages of each property on the list.

VIEWINGS OF RECCOMMENDED PROPERTIES

We will accompany you on all the viewings that we arrange in accordance with your schedule and within other constraints.

NEGOTIATING YOU ACQUISITION

When you decide on the property you would like to buy, the purchase price will need to be confirmed. You will make an offer, sometimes below the asking price, and may even be dealing with professional negotiators (frequently estate agents acting for the seller). By exclusively representing your interests, we will pursue concluding an agreement with the seller, ensuring that you pay a reasonable, realistic and fair price for the property.

THE BUYING PROCESS

Once the purchase price is agreed, a valuation or a survey will need to be arranged, solicitors will need to be instructed and finance may need to be arranged, all of which can be quite time-consuming and very difficult to co-ordinate, especially if you are working full-time and/or resident overseas. Included in our fee is on-going supervision of, and assistance with, all these matters, solely aimed to ensure that your time and attention can be dedicated to other activities and ensuring a successful completion of the acquisition.
